    MERIDIAN TITLE CORPORATION WILL PERFORM A LIMITED SEARCH OF THE PROPERTY RECORDS ON THE REAL ESTATE, THE GRANTORS, AND THE GRANTEES TO CONFIRM TITLE VESTING AND TO DETERMINE IF LIENS OR ENCUMBRANCES EXIST AGAINST SAID REAL ESTATE, GRANTORS, AND GRANTEES. A TYPED TITLE SEARCH REPORT OF THE FINDINGS WILL BE PREPARED.

    UPON COMPLETION OF THE TITLE SEARCH REPORT, YOUR REQUEST WILL BE SUBMITTED TO MERIDIAN TITLE CORPORATION'S COUNSEL FOR APPROVAL. 

    IF THE REQUEST FOR DEED PREPARATION IS APPROVED, THE TITLE SEARCH REPORT WILL BE PROVIDED TO YOU. WE WILL ASK YOU TO CAREFULLY REVIEW THE REPORT AND THEN INFORM US IF YOU WOULD LIKE US TO PROCEED WITH THE DEED PREPARATION.

  • I authorize Meridian Title Corporation’s counsel to prepare a deed on my (our) behalf. I understand that Meridian Title Corporation (MTC) and its counsel may approve or deny the preparation of the deed based solely upon information supplied by one or more of the parties to this conveyance, and a limited examination of the public records. The title search report is for reference purposes only. I understand that MTC will not be providing any services related to the clearing of the liens found, if any, from the title. I fully understand that if there are any title issues such as liens or encumbrances attaching to the real estate as a result of this conveyance or issues relating to estate planning, I will hold MTC and its counsel harmless against all loss or damage resulting from the conveyance.

    I make this request with the understanding that I have had the opportunity to seek independent counsel to give me advice to this request and I understand that if approved, counsel for MTC will prepare the deed as an accommodation to me without providing me with any counsel to its effect. The undersigned acknowledge that the drafter assumes no liability for any errors, inaccuracy, or omissions in the deed resulting from the information provided, the parties hereto signifying their assent to this disclaimer by the Grantor’s execution and the Grantee’s acceptance of the deed.

    I hereby acknowledges that the application of various tax exemptions and/or credits may not be applied due to this deed request and I agree to hold Meridian Title Corporation harmless against all loss or damage resulting from this conveyance request, including but not limited to the possibility of an increase in property taxes assessed against the property.

    If the Request for Deed Prepararation is approved, separate Hold Harmless Agreements will be emailed to all Grantors and Grantees. The Hold Harmless Agreements must be signed by all Grantors and Grantees prior to Meridian Title starting the Deed Preparation.
